In the case of being a non-resident foreigner and deciding to make a purchase of a property in Spain, it is necessary an identity document known as NIE (Spanish tax identification number) which is the equivalent of the residence document, necessary for the registration of the property. This document can be obtained with the help of a legal representative or by going to the Spanish Consulate or Embassy in the country of origin.
Once it has been decided to proceed with the purchase of the desired property, Silversea Properties will draw up a “Reservation Contract” as an essential requirement for the reservation of the property during the stipulated period of time, while the legal representative proceeds with the legal proceedings.
The reservation contract includes the terms and conditions of the property purchase and it is accepted and signed by the buyer and the seller on a temporary basis. In general, the document includes details of the buyer, seller, property and deposit. Then, a private sale contract of purchase is prepared by the client’s lawyer to proceed with the purchase of the property legally and officially before Notary, and where buyers and sellers meet to formalize the “Public Deed of Sale”. At the end of the meeting, keys and property documents are delivered to the buyer.
